Frazier Associates provided full architectural services and assistance with historic preservation tax credits on the rehabilitation of the former Casco Ice House in downtown Harrisonburg, VA. The mixed-use rehabilitation converted the large-scale industrial building into over 30 loft apartments, 30,000 square feet of office space leased to nearby James Madison University, as well as a restaurant, a local brewery, and additional retail and commercial space. The original brick building dates to 1934, with numerous brick and concrete additions built prior to 1955. Later additions with metal cladding date to the 1960s.
One of the design challenges was developing a solution for installation of windows and balconies in the upper floor apartments. Frazier Associates designed sliding panels to be cut in the metal clad walls that allowed for windows and balcony openings. The overall approach throughout the project was to design open, contemporary spaces that respected the industrial character of the building.
